Then we move to the pipe penetrations. The neoprene collars around your roof pipes crack and degrade over time in the sun, and that is a frequent source of leaks. We seal them and fit them with a fresh sleeve, check your furnace and water heater vent flashings, and paint the pipes to match your roof so everything looks clean.

After that we inspect the flashings, which is where most roof leaks actually start. We check the flashings at your chimney, your skylights, and your sidewalls. Any concern we find is documented in your full report.

We also perform a complete roof condition assessment, looking for granule loss, cracking, and curling that tell us how your roof is aging and how much life it has left. And because this is Colorado and Wyoming, we include a dedicated hail damage inspection. Our climate is hard on roofs, and hail damage is easy to miss from the ground.
