Most homeowners have no idea what should actually happen when they need a roof repair. That uncertainty is exactly what bad contractors take advantage of. After 35+ years on Colorado roofs I want to walk you through exactly what to expect, and just as important, what you should insist on before letting anyone touch your home.

If You Have a Roof Leak, Plan to Be Home

Leaks are detective work. When our service repair manager arrives, we need you home to show us exactly where the water is coming in inside the house. From there, we go up on the roof and try to determine where the water is actually getting in. Sometimes that's obvious. Often it isn't.

In tougher cases, we run a water test, spraying specific sections of the roof while someone watches inside. We may also need to go into the attic to trace the water path. Water rarely enters where it shows up on your ceiling. It runs along rafters, decking, and framing before finding a place to drip.

The hardest leak we ever chased was at John Elway's house. Two other roofers couldn't figure out why the chimney was leaking. We ended up removing a section of roofing and pulling up the plywood so we could go in from the top. We found the problem, fixed it, and our manager walked away with an autographed football.

If It's Blown-Off Shingles or Broken Tile, You Don't Need to Be Home

For most non-leak repairs like wind damage, missing shingles, or cracked tile, you don't have to be there for the inspection. We can assess from the roof and the ground. That said, if you're available the day we come out, we can usually fix it on the same visit instead of scheduling a return trip. Along the Front Range we deal with this constantly after hail and wind events, and turning a two-trip job into one trip saves everyone time.

Never pay any money up front.

Reputable roofers don't need your cash before the job starts. Anyone who insists on a deposit for a repair is a red flag. The only place a deposit makes any sense is on a full roof replacement where material orders justify it, and even then, demand documentation.

Get everything in writing.

Scope of work. Price. Guarantee terms. Start and finish dates. If a contractor won't put it on paper, find one who will.
