Our Honest Roof Inspection

At Excel Roofing, we use the phrase "honest roof inspection," and we mean it. When my team comes out to look at your roof, you are going to get a straight assessment of what is actually there. If you need work, we will tell you. If you do not, we will tell you that too.

Unfortunately, that is not always how it goes in this industry. Some roofing companies recommend repairs that are not necessary, or they push you to file an insurance claim when there simply is not enough damage to warrant a settlement. That is not how we operate.

Here is exactly what we look for when we inspect your roof.

Hail Damage

The insurance standard for totaling a roof due to hail is nine damaged or bruised shingles within a 100 square foot area, which is what roofers call a "square." For a full roof to qualify, that threshold needs to be met on all four slopes: north, south, east, and west.

Sometimes we find a few hail bruises, but not enough to meet that standard. When that is the case, we tell you exactly what we found so you can make an informed decision about whether to pursue a claim.

Shingle Condition

We look at granule loss on asphalt shingles and check for any cracking that might indicate a manufacturer's defect. If we see something that warrants attention, we document it and share it with you.

The Flashings

We inspect the flashings around sidewalls, chimneys, and skylights to make sure everything is properly sealed.

Pipe Penetrations

Plumbing vent pipes have a neoprene collar that needs to be sealed and free of cracks. Furnace and water heater vent pipes need the proper flashings and a solid seal at the roof line. We check all of it.

Attic Ventilation

We verify that there are enough ridge vents and roof vents and that they are installed correctly. Proper ventilation matters more than most homeowners realize.

Overall Installation Quality

We will give you our honest opinion on whether the roof was installed in line with the manufacturer's specifications and local building codes.

A Note on Different Roof Types

Asphalt shingles are the most straightforward to inspect because the shingles themselves are the primary waterproofing layer. Everything is visible and accessible.

Concrete, tile, and stone-coated steel roofs are a different story. The underlayment system, which does most of the heavy lifting, sits underneath the tile or panels. That makes it impossible to fully inspect the flashings or assess the condition of the underlayment from above.

Excel can inspect and certify these roof types, but we have to be up front with you. We cannot guarantee the condition of the underlayment, and we will never offer a leak guarantee on a concrete, tile, or stone-coated steel roof that we did not install ourselves.

Why an Honest Inspection Matters

Filing an insurance claim that gets denied does not just waste your time. It stays on your claim history, which can drive up your premiums or even lead to your policy being canceled. We are not going to recommend that route unless there is damage there to support it.
