To understand why stone coated steel is gaining ground, you need to understand what is happening with homeowner's insurance in the region.

In late 2024, Colorado and other markets' insurers began shifting policies on older roofs from Replacement Cost Value to Actual Cash Value coverage. Under RCV, your insurance pays the cost to replace your roof with a comparable new system. Under ACV, your insurer pays only what your current roof is worth after depreciation, which, on a 15-year-old asphalt roof, can be a fraction of the actual replacement cost. The gap between what insurance pays and what a new roof costs falls entirely on the homeowner.

Colorado homeowners who assumed they were fully covered found out otherwise when they filed claims. The shift made roofing significantly more expensive out of pocket for a large segment of the market.

We have not seen Wyoming carriers make the same move broadly — yet. But the 2025 Cheyenne hail storm was instructive. Most homes in the affected area still carried RCV coverage, which helped homeowners manage replacement costs. However, the high winds that accompanied that storm caused damage patterns that complicated some claims. Wind damage assessments are more subjective than hail damage, and that subjectivity creates friction in the claims process regardless of coverage type.

Maintenance requirements are minimal. Stone-coated steel does not require the periodic inspection and granule loss monitoring that asphalt demands. Flashing and ridge details should be inspected periodically, but the panel system itself requires very little ongoing attention.
